This is the official web site for the Teaberry Ridge Homeowners’ Maintenance Corporation, more commonly known as the Teaberry Ridge Homeowners’ Association, located in the beautiful Teaberry Ridge residential community of Ferguson Township, State College, Centre County, Pennsylvania.

Teaberry Ridge is a unique lifestyle. Set amid rolling hills, each home is but a few minutes from or adjacent to a beautiful public access golf course and campus of The Pennsylvania State University. The development is surrounded by paved and natural bike and jogging trails, and has an internal nature trail system as well which is unique to the State College area.

Downtown State College and several large grocery stores and shopping areas and entertainment venues are nearby and convenient, yet do not impinge on our neighborhood which has no busy internal through streets.

The principle assets of the Association are the 13 acres of common area lands of the development (natural areas, trails, and water retention basins) and the funds from the annual lot assessment. The Association is responsible for maintaining the common areas (including mowing and snow removal), maintaining the street signs and nature trail signs, and paying the required insurance and taxes for the development.

Teaberry Ridge is also a controlled development with restrictive and protective covenants designed to enhance the aesthetics and livability of the development, and to protect our investment in our homes.

The management of the Association was transferred to the lot owners from the property developer on April 20, 2005. The Board of Directors is elected for a two-year term. The members presently serving on the Board, listed in the box to the right, began their current terms on October 15, 2007.

The by-laws, covenants, and other legal documents of the development require the Board to approve plans for new construction and landscaping, as well as requests from homeowners to construct fencing and outbuildings. Changes in original construction and landscaping are also required to be approved. The covenants also address various activities on and uses of the lots that are controlled or prohibited with the intent of enhancing the neighborhood. All lot owners are encouraged to become familiar with the covenants that have been adopted to make Teaberry Ridge a neighborhood of choice in the Happy Valley—Centre Region.
